Finca Las Almadravillas is a beautiful, partly restored stone-built Andalusian farmhouse on a substantial plot of land (20 acres) adjoining the River Guadiaro, with marvellous sweeping views across open countryside to Alcornocales Natural Park.

This enchanting property is only 20 minutes drive from the pretty ‘white village’ of Gaucín in the Serrania de Ronda, where there is a selection of shops, tapas bars and high quality restaurants. Gaucin station is also 20 mins away. Access to the property from the MA-512 is 12 mins along a track that is in good condition.

The Farmhouse:

The buildings comply with the requirements of Decree 2/2012 January 10, article 3.3, to assimilate the buildings with an urban licence. (Plans are available on request).

The characterful stone-built farmhouse has been partially restored to a very high standard and with attention to detail, but also allows scope for new owners to add their own style and finishes. The constructed area is 436m2 distributed over two floors with high gable ceilings up to 5m in height. On the upper floor there is a stunning 70m2 room with panoramic views which would be ideal as an art studio etc, or several bedrooms could be created in this space. To the side of the farmhouse, the old stable (18m2) has been converted into a small studio with a wood-burning stove, and a loft area.

The roof has been totally renovated using energy efficient insulation materials and the original clay tiles refurbished and re-used, retaining the beautiful old character of the farmhouse.

The interior structure has been reinforced, conserving the original thick stone walls and installing new chestnut beams. New access doors and high quality wood ('Iroko') double-glazed windows will be installed soon.

The Finca:

Finca Las Almadravillas comprises 80 hectares – approx. 76 hectares of pastures and woodland, plus 4 hectares of arable land. The impressive River Guadiaro flows alongside the eastern boundary and is 30 mins walk from the farmhouse. The river offers a lovely picnic spot with a natural rock pools for swimming, and this is a haven for a variety of birds & wildlife. On the western edge of the estate there are spectacular rocky outcrops.

This unique finca has wild-flower meadows for grazing horses, cows, goats, sheep, and there are rugged natural slopes of Mediterranean scrub, with cistus, heather and hawthorn growing in abundance. Holm oaks, carobs, and cork oak trees create pleasant shady picnic areas offering a haven of tranquillity with a variety of deer, black pigs & wild boar often to be seen roaming in this wonderful natural environment. The farm could be incorporated into the existing hunting grounds of the adjoining farms.

Adjacent to the farmhouse there is an orchard & vegetable garden area of approximately 1,500m2. This area has a 2m high mesh fence with three entrances, and contains two wooden poultry houses. Close by there is an old water deposit, which could be renovated to use as a pool.

The property has its own plentiful supply of spring water and 2 x 8000 litre storage tanks. These supply water to the house and are used to irrigate the orchard & vegetable garden. The property is connected to the mains electricity network and the WIFI signal is excellent.

The finca has many cork oak trees and generates an income from farming the cork (approx. 120 tons of cork). The next harvest is scheduled for 2021.
